When Do I Need a Permit?

A permit is NOT required for the following types of work:

  • Replacing a roof without replacing/repairing decking (shingles only)
  • Replacing doors
  • Replacing siding (installing new siding in place of existing siding) 
  • Changing electrical providers (NOTE: if the electrical meter has been pulled from your property, you will need a permit before electrical power will be restored)
  • Replacing less than 50 percent of an existing fence IF the new fence is being placed in the same location as the existing fence and is made of the same materials (e.g., replacing a panel in a wooden privacy fence)
  • Changing out faucets or toilets in your home. PLEASE NOTE: If you do not have a permit, we will not inspect the work done. If you have hired a plumber to change out fixtures, please make sure you choose your contractor carefully.
  • Replacing breakers in a panel, light fixtures, or outlets.  PLEASE NOTE: If you do not have a permit, we will not inspect the work done. If you have hired an electrician to change out fixtures, please make sure you choose your contractor carefully.
  • Replacing cabinets and countertops [NOTE: For commercial properties, if you are cutting into a wall or floor, you may need an asbestos survey]
  • Replacing carpeting and wood/laminate flooring [NOTE: For commercial properties, if you are cutting into a wall or floor, you may need an asbestos survey]
  • Painting, plastering, repairing of sheetrock, wallpapering, and tiling [NOTE: For commercial properties, if you are cutting into a wall or floor, you may need an asbestos survey]

Most other types of mechanical, electrical, and plumbing work require a permit.
